Lived in LA all my life I worked in Venice about 10 years ago and it was always the last place you’d want to visit in LA because it was full of homeless and people on drugs. Pretty impressed how much they turned this place around.

The loan on one of our multifamily properties is up.
We had 3.1% interest rate on a 5 year fixed loan. Damn we should have fixed it for 10 years! 😭 Would’ve been 3.3% maybe.
Our existing lender is willing to refi at 5.6% today with about 1 point in fees.
Another bank in LA is quoting 5.9% with no lender fees.
Anyone getting much better than this? Need 70% LTV at least.

Tomorrow is the expiration date for the @LACity emergency order extending the timeline for approved projects to pull building permits.
Apparently, the City won’t issue permits unless older projects update to 2025 building codes.
Effect is thousands of project approvals will expire in a flash.

We tried to a more modest Sacramento legislative reform in Sept 2025 that was set to pass the CA legislature. @MayorofLA ordered the leadership of SoCal legislative delegation in Sac to kill it at the 11th hour after the building trades unions strong armed her. This would have taken away a lot of the support for the Nov 2026's HJTA ballot measure.
But because of Bass' terrible politics and capitulation to labor, SoCal's Building Trade unions etc will now reap what they sowed.

From what I heard, the @HJTA surprised everyone and turned in >1.3 million signatures yesterday for their ballot measure that would, among other things, repeal Measure ULA. The Sec of State needs to validate, but this almost certainly means it will qualify for the 11/26 ballot.

Just got my Lakers season ticket invoice. They are not only raising prices next season 14% (for my section), but are also adding a 3% "Admin Fee" if you don't pay in full.

NIMBY my ass. I literally lived next to a housing development for years, waking up to the sound of laborers - whom I supported being able to work early and through the COVID pandemic - to build housing.
Funny how I don’t hear the anti-rent control crowd fighting government regulation when it comes to Prop 13. I guess there IS a reason for cost control on housing.
