Increasing supply on houses will lower prices, but never to be low enough to be in line with wage growth. There is a capital return price floor on housing, around 5-7%. As soon as the return dips to that floor capital exits (no new builds etc.) until prices increase again. So it's not that supply doesn't lowers prices, it's that supply will never lower prices enough to be in line with wage growth - and thus housing costs will always outpace wage growth 3-5% annually - and then you get the compounding of those small differences. That's how you get 200-400% home price increases over wage growth.
