Catching up on 500+ emails today but figured I’d post a blooper reel from the #crei #retwit #gunsngrits trip this week with Nick Huber also known as @sweatystartup on X (357k+ followers) and Instagram trying to catch a quail with his bare hands. For those that don’t know Nick, he is a self storage operator of over 1.9M SF and owner of multiple companies, as well as the 💩guy this week on social and our top gun at our quail hunt. However when it comes to catching quail this video is self explanatory 😂. While Nick might post some tweets that everyone may not agree with, as a person Nick is a great guy and businessman if you haven’t met him in person (another example of don’t judge a book by its cover). Nick it was great to meet you and hear your story on how you got started on Twitter/X @kenashley thank you again for putting this trip together with the #crefam and I’m glad we all agreed we are going to do this next year!

I was on my way to a really important meeting a few weeks ago. Driving to it I thought I had to fart and I full on pooped my pants. Couldn’t miss the meeting so I went to TJ Maxx and bought all new clothes + a pack of wipes. Ended up walking in the meeting just in time.

3/ Then in 2017, I came across my first RV park and quickly recognized a great opportunity. I was one week into due diligence on that first RV park when I came home and told my wife that I could be the RV Park Guy. The market seemed so inefficient and ignored.

@DallasAptGP @jakekiker @abakermont @klee821 MFH is a broad term. Prefab, modular, mobile, etc are specific types of manufactured. MHs are just that - mobile. They stay on wheels and have a hitch. They can be depreciated as personal property, so that helps your depreciation schedule too.

@jakekiker @abakermont @RVParkGuy @klee821 chime in here? What exactly is MFH? In order to achieve this, do you need to own the homes or just the infrastructure like streets, electrical, water? Could a MH builder like Palm Harbor or Clayton set and sell the homes on your pads?
