2 SS facilities in the same market. 5 minutes apart. One is fenced, paved, the highest quality in the market. It’s 80% occupied and gets $0.70/SF rents. The other is not fenced, paved, and is in average condition. This one is 98% occupied and gets $0.95/SF rents Why?

It was $360. My first ever sale, by myself setting up a trade show in Feb 2011. Never forgot how it felt. Her Visa declined. It was quiet, just her and me. I'm like, "Why me?". She called the bank, solved. Sale went through. Time was an abstraction. Was desperate to rebuild my life after being 110% wiped out. I never forget the way someone makes me feel. My $360 customer grew to be a huge influencer, a friend, and supporter. That sale put me on the map. Validated. I'm like Erik(n) Brockovich rattling off names of supporters of @crushthememory. I organized and packed orders to make sure I do what everyone expects me to do. Deliver. This is not a complete list by any means (@RobertMSterling still owes me an address nudge nugde). But these orders I packed I captured and shouted out. @NWischoff Been waiting for this topic as I'm wondering about reuse of older buildings with heavy power for small data centers. 10-20k square feet for example. Are there tenants for these like colocation providers? Anyone see this model? Thanks!

Would be building data centers or the energy that powers them if I wasn’t building a venture firm. Never enough supply and seemingly endless demand.

@LeylaKuni Is it sort of like land banking? Waiting for user to come along and buy it way over income value because still cheaper than building.

Someone explain to me like I’m a 5 year old the logic behind disregarding cap rates on stabilized CRE properties if per sf cost is below replacement. I.e. “entry cap rate here is 4.5, there is no value add, but it’s a 40% discount to replacement cost” Am I supposed to care? How many years is it going to take for rents to catch up with your replacement cost??

I let stuff bother me then I realize it's like complaining about the wifi on a plane. With me I keep telling it I'm going to upload multiple samples to use to write something but it keeps responding every time I add something even though I'm not finished. Finally I told "it" I want it to remember that I don't like redrafts until I say I'm ready. Probably won't work but I thought it was a good idea.

@LeylaKuni I’m finding that if I tell it what source material to use, hallucinating decreases. Which is helpful if I happen to know what it should use, otherwise ….

What makes AI unreliable is unpredictability of errors. There is no rhyme or reason to HOW it hallucinates with the same sequence of prompts. Once that's solved, we are all cooked.

@RobertMNelson So that works if the hypothetical user has one company they are running. It doesn't work if the hypothetical user is running many companies. At which point the user should upgrade to Enterprise, right?
