I don’t regret any bravery I have shown in my life. Not that it all worked out. A lot of those brave decisions cost me dearly. But I don’t think of them very often. I regret every single cowardly act though. Even when I benefited in some way. I have a perfect ledger of every cowardly act etched in my memory and I review it frequently. But especially at night when I am laying in bed. The ledger goes all of the way back to 2nd grade. At this stage in life I just can’t afford to add much more to the list of stuff I am ashamed of. I need my sleep!

Today I used Claude to build myself a better tool to keep track of almost 100 personal properties, rent payments, lease terms, insurance information, late notices, etc. For over a decade, I have tracked it all in a huge, jumbled spreadsheet that was always messed up in some way or another. I know there are plenty of software options already available that could have done this for me. However, for me, there is something that really resonates in being able to tweak the inputs and outputs exactly how I would want them. It is a really great feeling to use AI to solve personal pain points. I recommend everyone try it!

The best advantage of selling building materials is that we get same margins or even better margins than contractors doing the work without doing the work, without pulling permits, without passing any inspection, without looking at any plan and without giving any sort of warranty. It's wild.

my landlord raised my rent by $400 so i fed my entire lease to claude it found a clause that means he owes me $6,200 in overcharges going back 18 months his lawyer confirmed it yesterday i wasn't even mad about the increase. i just wanted to see what claude would pull from 47 pages of legal text i never actually read pasted the full lease and said "find anything that violates california rent stabilization law" it came back in 90 seconds → flagged a habitability clause tied to maintenance obligations he never fulfilled → cross-referenced AB 1482 statewide caps + local RSO limits going back to 2023 → found he applied a 6.1% increase when AB 1482 capped it at 5% + CPI (4% max under LA County RSTPO for 2024) → calculated cumulative overcharges across 18 billing cycles → cited Civil Code §1947.12 (AB 1482 penalties up to 3x overcharge for willful violations) + local RSO municipal code tying habitability breaches to withheld increases → drafted a demand letter with line-by-line breakdowns ran the clause extraction through legal-bert and it hit 92% confidence on the payment term violations sent the demand letter to his property management company on a tuesday by the following thursday his lawyer called and said "the numbers check out" total cost: one prompt and a 47-page pdf i lived in that apartment for three years and never once read past page 4 my rent increase was $400, my refund check is $6,200 i'm keeping the apartment

A couple weeks ago one of my 34-35 doctors suggested I not even exercise for a while. I nodded to whatever he said (he is awesome, as competitive as I am but runs marathons) and then I told myself I would lower the amount of work that I do in the gym for the next several weeks or months and see. #1 I don't think he did any inspection of the material before it was shipped. The inspector could have used magnets on the material, done weight checks based on size and even cut one of the plates in half. He could also have had the inspector mail out a sample that he inspected for testing at his own facility. You can also do a separate loading inspection to make sure that the materials that were inspected are the same ones being loaded into your container and then sealed up. He should also have let the company know that he would be doing an inspection when he placed the order. #2 He should have paid through the Alibaba system using a credit card through Alibaba and charged it back if it came back fraudulent.

How do you find a landscaper that doesn’t charge 5x markup? I live in a neighborhood where anytime a service co comes it’s auto 2-5x more expensive for everything. Want to get landscaping done but everybody wants 20-30k for a pretty straight forward job.
