A $1.5 trillion can of maturities that can't just be kicked down the road.
The setup couldn't have been more perfect, or imperfect depending on your perspective. Low interest rates softened the blow of the Global Financial Crisis while providing intellectual cover for continued aggressive underwriting. It also provided a financial exit strategy and newcomers were hailed as distress geniuses.
But beneath the surface of the easy money and shallow expertise, lies an awful, insidious but undeniable truth. As the world underwent rapid technological innovation, Real Estate sat there content. It continues to assume that it would always be needed. But do we still need a store to shop? Do we still need an office to work? (More to come on this)
Real Estate, a game of collecting rents and cash flow became a game of cap rates. Then, with lower interest rates and institutional capital indexing property values to other investments, cap rates dropped, and values increased. The lower the rates, the higher the values, the more comfortable investors became that values will just continue to rise.
And then it got really murky, really quick.
E-commerce hit Retail. We suddenly realized that retailers don't know how to innovate effectively, and when they attempted innovation, shopping centers were ignored.
Covid hit the office sector. We realized that work-from-home, especially in a tight labor market was better than zero productivity. Gone were concerns about the distractions on an employees computer. Sure, let’s just work from our bedrooms.
Then came the proverbial nail in the coffin, rising interest rates. Suddenly, it wasn't just a retail problem. It wasn’t just an office problem. It’s a banking problem. And while many believe the worst is behind us, there have been very few truly resolved loans.
Now we have a $1.5 trillion can of maturities that can't just be kicked down the road. A series of minor rate cuts, if we get them, won’t solve much.

@VitalVegas Continued….,, but if the casino assumed the obligation to respond quickly and they failed to do so, or responded negligently, they may have liability. Be careful not to draw conclusions without knowing the facts and law.

@VitalVegas Without knowing all of the facts, it’s difficult to tell if this is a frivolous lawsuit or not. Not being familiar with Nevada law, casinos may not have liability merely because a guest played a slot machine. But…,,,

@VitalVegas I’ve received information that, at least, one large department store on the strip has been experiencing low inventory. Disconcerting so soon in the holiday season. Not a good sign for the retailer.
