I’ve watched 3 homes in Collin County go under contract in less than a week, in markets that are heavily saturated with inventory (McKinney, Prosper, Frisco)
All 3 had one thing in common, and it isn’t low price:
100% updated with newer pools and completely move in ready
I’ve NEVER seen a mudshark video with a father in it.

Oral nicotine products have been on the market for decades. The signal would have been seen by now, especially in Sweden where both use is high and very good records are kept.
There’s probably a physiologic floor beyond which not much modulation happens. Beyond that, users benefit from some protective effects from nicotinic receptor activation.
Bigger problem IMO is glutathione depletion in perio tissues. easily fixed though.
I think heavy use of nicotine pouches is going to end up being worse for brain health than even pack-a-day smoking, via acetylcholine receptor downregulation, and chronic vasoconstriction leading to endothelial dysfunction > reduction in white and gray matter.

Don’t believe this for a minute. Frisco is now 33% Indian. Plano and McKinney is overwhelmed by the Indian population as well.
I have no problem with their immigration here. It’s the unreal acceleration of it that doesn’t allow for any assimilation and has their culture literally destroying our western culture.
And corrupt H-1B program must be stopped and fixed and the majority must leave.
