In 2024 Ed Zitron said "Generative AI is peaking, if it hasn't already peaked. It cannot do much more than it is currently doing." Since then: costs dropped 1000x, 50%+ of Americans use AI weekly, OpenAI hit $2B/month revenue, and I went from not coding for a decade to shipping production software daily. His argument went from "the economics don't work" to "they must be lying about the economics." That's not skepticism. That's cope.

I hit my lifetime limit on alcohol right after I turned 21. I wouldn’t have my family or business today if I hadn’t quit. 23 years without drinking for me today. I had the benefit of watching a family member I admire get sober a few years before me. I knew the path existed. Now there are eight of us in the family sticking to iced tea at Thanksgiving. One person’s decision can change a family for generations. The first stretch is the hardest. Being around drinking is uncomfortable at the start. The fear that you’ll be boring or different is real. It passes. I’m glad to share my experience with anyone who thinks they may need to quit. The most important thing I’ve done with my account here is help a few people quit once they were ready. My DMs are open.

I just finished touring multiple colleges with my HS Junior kid. U of A ASU UCSB Pepperdine Chapman UCSD First off I'm not sure we are ready for our baby bird to leave the nest. Lots to think about during our Senior year of HS next year. Undecided but interests in business

@brandoncinnamo1 @ArmandDoma @Noahpinion I didn’t realize I was responding to a bot 🤦‍♂️ If you build a $150 mm project you need at least $50mm in equity and likely some form of personal recourse on the loan. No one in their right mind is funding this and taking this risk unless the incentive structure changes.

@rofarrell12 @ArmandDoma @Noahpinion developers may partner with private equity, or sell units in advance in order to partially fund construction, but the fact is around 70% of construction is typically covered by loans. this is developer led construction, because the demand is high but red tape slows things
