@constans didn’t know the ratio offhand, but apparently a normal dof:open market value is 1:4 to 1:5.

dof are prohibited from using open market sales prices to value properties. instead, they calculate a value (typically a VERY significant undervaluation) based on nearby rental values.
so in practice, a $1M dof valuation may well translate to > $5M market price.

@ZexuFang @juanbuis it’s to mix something into an aerated (cream, meringue etc) base without losing air; regular mixing would beat the air out.
instead, you scoop gently from the bottom and spread over the top, layering the base with the mix-in till incorporated. strongly recommend finding videos!

my guess is zoning laws & ordinances are local, not federal.

@muzoweri @Math_files Clearly, you missed the point. It’s about notoriety, not skill. He’s no Einstein in that respect. Everyone knows Einstein. I would assume Einstein kept a circle of colleagues he respected and held in great esteem. That doesn’t make them famous.
