The best place to avoid the riff raff is San Clemente as it as far from San Diego and LA as you can be and still be in Orange County. Trust me bro I could live anywhere and I lived in Scottsdale 6 months and Corona Del Mar 6 months of the year for 3 years having a home in each. When I decided to move to California full time I chose San Clemente because there is actually less homeless than Corona Del Mar which is the nicest part of Newport Beach . Newport Beach proper is full of bums. Only reason to choose Corona Del Mar is the name has cache. I have 5800 sq ft in San Clemente and paid 4.5 mil and I am 12 min from beach. Cdm down town sucks and San Diego county is almost all trash so you have a nice pocket in Del Mar but drive anywhere else and there is litter graffiti and homeless. Blue county will do that. You obviously have not been to San Clemente. I’m also 12 min drive to Dana Point Harbor with a “Revitalization is a massive $600 million project aimed at modernizing the 50-year-old harbor “ it’s going to be sick. Probably the best place to invest in real estate in OC is Dana point… Santa Barbara seems amazing at first… like why didn’t I move here was my first thought when I visited last year… till you get tar all over your feet at the beach . That’s right fucking tar all day everyday. Newport Beach and cdm have the reputation but I am telling you the best living with what I find to be rich but normal people is San Clemente. Just drive down pch in cdm in Google Maps and you will probably spot 4 homeless. I don’t know why or how but we don’t have that issue here guessing just far enough away from the two cities like I said

I’m having a hard time grasping why anybody would buy a house in California right now The price we pay for rent is $7000 but our house is worth $2.5 million. If we were to buy that house, our mortgage payment would be like $20k plus we would have to put 20% down With the economy, the way it is why would anybody want to lock themselves into 30 years of $20,000 a month payments? When I could rent the same house for $7000 a month and if shit hits the fan, I can just come move somewhere cheaper

My friend bought $SNAP shares last week... And I wanted to $SNAP his phone in half so that he could no longer access his brokerage account. Because for the love of God, Cheap =/= Undervalued: TLDR: Snapchat is a sh1t product. High level notes: 1 > $SNAP's recent Q4 25 "profitability" is a fugazi created by cutting growth investments Which ultimately cut the acquisition tap for older users, while younger ones are going over to TikTok. Resulting in huge declines in its most profitable markets by starving its funnel to save its bottom line. - North American DAUs declined 6% YoY to 94M. All because management cut growth marketing to "buy" profit. - American users generate $10.88 ARPU vs. $1.24 for the RoW. Meaning that $SNAP needs to add ~9 intl users to replace just 1 American lol. A truly catastrophic revenue-mix shift where they need to scale massively just to keep their top line flat. Sounds appealing!!1!!1! 2 > Advertiser growth > revenue growth? Total advertisers grew 28%, but revenue grew only 5%. Cos of an inventory glut from Spotlight and Sponsored Snaps which is crashing prices. eCPMs fell 8% YoY meaning advertisers treat $SNAP as surplus reach, not a primary performance engine. Also, tjeir ad environment has no public comments, meaning every ad impression starts cold compared to the high-engagement ecosystems of TikTok or IG. They've effectively become a price-taker in a market dominated by $META + TikTok. And price-takers are rarely ever good investments imo e.g. oil/gas and agriculture. 3 > Cloud costs 2026 cloud costs guided at $1.65B. Hyperscalers like $GOOGL + $AMZN are passing on 5% - 10% price hikes starting mid-2026 due to memory shortages. And infrastructure cost per DAU is climbing ($0.83 - $0.88) cos of $SNAP's pivot to AI-personalized feeds. In SaaS, growth leads to margin expansion through economies of scale. For $SNAP, the more it integrates compute-heavy AI features, the higher its unit costs become. If eCPMs continue to fall while cloud costs rise, the company's "clear path" to 60% gross margins is a fantasy. 4 > Regulatory black swan The EU Digital Services Act probe (Mar 2026) is a terminal risk. Allegations of grooming, dark patterns and illegal product sales to minors. In the US, the Lemmon v. Snap ruling has stripped the company of immunity r.e. "negligent design" features like Streaks which would obliterate the $SNAP's utility overnight. I have asked nearly 20 people why they still use $SNAP - all said because they didn't want their streaks to vanish.....(touch grass pls). Anyway, the DSA allows for fines of up to 6% of global rev. With over 200 lawsuits pending in the US, the legal liability could exceed $SNAP's current cash reserves of $2.9B, creating a black swan liquidity crisis. Genuinely, the main bull case I see is $SNAP using AI better to cut costs to boost earnings naturally. Doubt they can use AI to make a product that'll compete with IG or TikTok at this point, they're too far gone.

I searched up and down the coast the best kept secret is San Clemente my friend. The downtown leads to the beach and pier and there is a master planned community 12 min inland called talega where homes are more affordable than Scottsdale. I bought but renting is indeed the way to go

The myth of the Strait of Hormuz closure - April 13th. 89.25% of the 20M bpd oil supply has already been replaced or bypassed. 🏛️ 4.4M: IEA Reserve Release 📈 4.25M: Global Pre-War Supply Surplus 🇸🇦 4M: Saudi Petroline Yanbu Rerouting Exports 📉 2.0M: Demand Destruction due to 50% higher prices 🌎 1.5M: Americas Oil Production Surge 🇨🇳 1.1M: China Safe-Passage 🇦🇪 0.4M: UAE ADCOP Bypass 🇮🇳 0.2M: India Safe-Passage Total: 17.85M bpd Real deficit: 2.15M bpd. 2.15M bpd is one more oil large ULCC tanker per day. We are currently getting the loads of 2 ULCC tankers per day through the Strait and we need 1 more to close the deficit completely. However, we do need more LNG and sulphur tankers as they cannot be rerouted via pipelines. With a daily oil deficit of 5.1M bpd for China and 1.9M bpd for India and total oil reserves of 1.3B and 250M barrels respectively, China has runway of 8.5 months and India of 4.3 months if the Strait stayed as is for the whole time.

Over 90% of Iran's $109.7B in annual trade transits the Persian Gulf. Oil/gas accounts for 80% of government export earnings and 23.7% of GDP. Kharg Island alone generates ~$53B/year, or as I noted to @TIME, "$78 billion a year in energy revenue.

ULTIMA HORA Emiratos Arabes Unidos ya no necesita el estrecho de Ormuz. Comenzó a sacar millón y medio de barriles de petróleo diarios a través del oleoducto Abu Dabhi-Fujairah, de 380 Km. de longitud, construído con apoyo de China al costo de 4.200 millones de dólares. Buena parte de ese petróleo va a China y la India que se desligan de Irán. Con este oleoducto, Teherán se queda sin la presión que ejercía controlando el paso del petróleo árabe por el estrecho de Ormuz.
