Stop calling the H-1B visa program “cheap labor.” It’s the opposite: companies must pay prevailing wage + $9K+ average sponsorship costs (fees, lawyers,etc.). Companies sponsor because they need top talent that’s hard to find here…not to cut corners. If they wanted cheaper labor… they would outsource.

I am so bullish on Single Family Homes in the South Florida area. More specifically, Miami and Palm beach. The more we see happening in other states, the more I realize that the supply here is SO limited - and will be highly sought after in next 3-5 years. Yes, you can go vertical and build condos, but finding a nice single family on a large lot in a desired location? Very hard to duplicate as these areas continue to grow in population. If I could buy up every single family with these characteristics, I would. Here’s my criteria: - 10,000+ SQ FT Lot - Over 2,500 SQ FT Interior - Within 20 minute drive to Brickell - Minimum 1 Car Garage I feel like these are one of the safest bets when it comes to Residential RE Acquisitions. If it’s on the water, even better.
