The issue with downtown is safety, crime and disrepair, not city hall maintenance. Until downtown is known as exceedingly safe and welcoming, it will continue to go downhill.

I don’t think I know of a single kid from my childhood who went to an Ivy League undergrad and actually returned to Houston. The brain drain out of this place is a bit rough.

It never made sense to me? If we get a few more sold out events at ATT Stadium that would be a small benefit but the idea that we are going to have any meaningful impact to traffic or the economy is silly. People just use things like this to justify getting money for their org.

My take: Inventories not necessarily balanced across the country. Sore spots could be USWC, USEC and US Gulf Coast which is the "cleanest dirty shirt" for reasonable gasoline price. Watch the Rockies short term.

Worthwhile analysis by Morgan Stanley: Base case of US gas stocks falling below 200-m bbl in August, supportive of $40/bbl RBOB/Brent crack. Import levels are key. Spring stock draws 4% beyond normal seasonal drops and import collapse is largest single factor in the balance.
