🚨WATCH: CA Gas is Roughly $2.46/Gallon More Expensive on Average than Blue State Colorado. Some estimates say California’s gas is $5.89/gallon while Colorado’s is $3.85. But that is neither here nor there. How is this possible? Taxes and fees are the answer. While California imposes nearly $2/gallon, Colorado imposes roughly 30 cents/gallon. Mind you, Colorado’s excise tax has remained unchanged since 1991 at 22 cents/gallon. California’s currently sits at 61.2 cents/gallon and has increased every year. The difference between their excise fees is almost triple, yet California still somehow manages to have an AA- credit rating while Colorado has an AA credit rating. So, the solution to budget problems might have little to do with taxing citizens into oblivion. California will do this with yet another excise tax increase in July. Though Colorado imposes 0.6 cents on a gallon of gas for an environmental surcharge, at least they don’t have any ongoing consideration to do a per-mile tax. Gavin Newsom says he wouldn’t sign one, but that’s only to save face for his 2028 hopes. @elonmusk is right. California is indeed one giant learing center.

🚨 BREAKING: $10 GAS IN CALIFORNIA IS HERE We warned this was coming. With the loss of local supply, refinery shutdowns, and increasing reliance on foreign fuel, $10 gas became inevitable. California once had over 40 refineries and was largely energy independent. Now we are increasingly dependent on foreign supply because of regulations and policies that have reduced in-state production and refining. The result is an energy crisis and a price spiral for Californians. The fastest thing we can do right now is pause the gas tax to provide immediate relief. If your elected leaders only want to blame others but refuse to take action, they are part of the problem. We are experiencing record tax revenue, yet instead of providing relief, the Legislature continues to talk about raising taxes. State spending has increased over 100% since 2016, but where have we seen services improve by 100%? Roads better? DMV faster? Cost of living lower? Most Californians would say things are getting worse, not better. Demand that we suspend the gas tax and provide relief now!

@DavidPiotrowski The inevitable result is landlords who don’t want to loose control of their property will keep it off the market. How do I know this? Once I get my tenants out I’m never renting it out again. Supply is reduced, rents go up.

You've entered into a one-year lease with a tenant in Los Angeles. The one year is coming up, and you have other plans for the property, so you want your tenant to move out. Not so fast. Did you know the expiration of a lease term by itself is not grounds for asking the tenant to move out in properties subject to the JCO and RSO in the city of Los Angeles and in the unincorporated parts of LA county? The tenancy converts to a month-to-month at the end of the fixed-term. You can only evict for a valid "just cause" reason. The end of the lease term is not a valid "just cause" reason. How crazy is that. Do you think the end of a lease that both the landlord and tenant signed should be valid grounds to have a tenant vacate your property? Tell me your thoughts in the comments.
