With the crushing amount of car traffic that Cape Cod sees, it begs the question why we haven’t revived Amtrak’s previous Cape Codder service? There are so many license plates from NY and NJ, so why not enable them to take the train instead?

The Cape and Islands are lovely, but at what point is the traffic hassle just not worth it? Today's Starting Point wrestles with the big question. trib.al/QoCdKw3

“While [rent control is] being billed as temporary relief, this would be a permanent measure with real, lasting, unintended consequences for MA. I support bringing costs down for Worcester’s residents who are struggling, but this ballot question is not the answer.” - Mayor Petty

@UrbanCourtyard It shows how there’s a desire and market for all different types of housing, so states need to work to update their zoning codes to accommodate them

Courtyard blocks are gaining real momentum, but i can’t take credit for all of it! They are part of the broader middle-housing movement now advancing across the country, as many are pushing to legalize more flexible, family-capable, affordable housing between single-family houses and large apartment complexes. And there is excellent work happening elsewhere, including in Toronto, where @ZoeCoombes has been doing important work on courtyard blocks and the regulatory barriers that keep them from being built.

@ryanbebb @UrbanCourtyard Nobody was talking about this typology ~2 years ago, now I see it gaining significant momentum. This one woman may actually change the architectural fabric of the entire country.

@catculley @DuckD41789 Sure, that might be the goal of the city’s ordinance, but housing doesn’t actually get cheaper unless you have ample supply. The unfortunate reality is that it doesn’t seem like it’ll get better anytime soon without major zoning changes.

@DuckD41789 @ryanbebb Wild statement given the number of recent white papers saying IZ does the exact opposite. “The Ordinance is designed to ensure that construction of new market-rate housing does not undermine the City’s goal of maintaining a healthy socioeconomic diversity,” Warnick wrote.

@ryanbebb @ev_loop I'd take more units over parking spaces any day! This is really just a result of policy. Bad policy: Boston still has parking minimum Good policy: new large developments in the city are required to have chargers installed at 25% of the spaces and the rest be "EV" ready.

A new development in Boston just completed the city's largest multifamily EV charging installation: 64 chargers covering 25% of the available spaces. Utility incentives covered ~70% of costs. A great unlock for residents of multifamily housing to be able to own EVs.

@evAdvocate_org @ev_loop It’s awesome that they included EV chargers since they have parking, but residential units adjacent to transit should massively prioritize housing units over parking.

@FortPointer That’s awesome that they’re building 2,500 units, but man the Seaport needs more (real) green space

Newly-installed plastic grass on Harbor Way park, yesterday at 3 PM. And Seaport Common, where WS hosted retailers. Aside from dog park “Sea Green,” these are the only permanent parks at 23-acre Seaport Square, a master plan projected to house 6,000+ residents (2,500 units).

Public sector unions are bad. These unions are not negotiating against billionaires or some convenient cartoon villain. They're rent seeking and negotiating against taxpayers, and they'll shut down vital infrastructure if we don't humor their tantrum.
sam@sam_d_1995

I am usually pro-labor but the LIRR strike is absurd they’re already the best paid agency in the country, with average total comp of over $200K, and now they’re refusing a 4% raise? This is a perfect example of why US transit is so inefficient!

Let’s all be real. In all likelihood, the units in the first several projects would cost over a million. That’s due to multiple factors: Waiting for zoning changes, high demand from families, proximity to the T, low supply, etc. We need solutions, and we have to start somewhere.

@mista_Z_ Stats show that inclusionary zoning doesn’t help make a city as a whole more affordable. I agree that we need more up zoning and streamlined permitting. We also need to legalize brownstones, rowhouses, and six story single-stair buildings.

@ryanbebb Mayor Wu is too nimby to make it feasible to build new housing. I would rather have a lower affordable unit req per project & have more new units built overall (incl affrdbl). Need more upzonings & streamlined permitting timelines, which is the case for the office to res program.

@vivalamacro Courtyard blocks would provide way more housing than even some existing blocks in Cambridge. I personally would want them to be built slightly further away from the T so that taller and denser housing can be built next to the T.

@agupta Boston really needs to lean into its European roots in order to compete with other cities! Also, we need to legalize brownstones, rowhouses, and six story single-stair buildings.
