With house prices falling, incomes rising & interest rates on hold, housing affordability is improving.
If over the next year, house prices are down around 7%, incomes up 4% & interest rates are flat to down, the improvement will see affordability move to its most favourable in 10 to 15 years

I got to listen to this Rome Streetz album early and I thought it was pretty good…
upon relisten? I think it might be his best album since 2021!
not only does Rome sound more focused here, but man the production credits are beyond amazing.

Jim Chalmers is about to utterly fuck small business owners.
Imagine for a moment:
- you start a small business by building a website, some equipment, and buying a few supplies - it cost you ~$5,000.
- over the next 10 years you work incredibly hard (you survived the GFC and COVID19) to grow your business.
- you then have an opportunity to sell it for $3M.
- you think you've now got a $3M nest-egg that will allow you to move onto the next stage of your life (possibly an early retirement).
- But in comes Jim Chalmers, who changes the CGT rules, and now you're going to have to pay the top-marginal tax rate on $2,990,000 ... so you lose ~$1.4M and now only have half of what you thought.
This is an appalling act of bastardry and will utterly destroy small business and entrepreneurship in Australia.

@brobson_politic Some of the comments on here reek of tall poppy syndrome. Comparing a PAYG earner to someone who took on risk, grew something from nothing, created jobs, etc with no guarantee of success is apples and oranges. The world rewards taking risks and being right with those risks.

- Student Loans $335,000
- Credit Cards $136,000
- Personal Loans $44,000
- Car Loans $35,000
She is only 29 years old, and her husband is 32 years old.
They both have “advanced degrees”. One in MBA and the other in policy. They both work in the government.
Their household income is $230,000.
I wouldn’t be able to breathe if I had $136K in credit card debt. This is insane. 😭
I really will never understand how people get themselves in these situations.
