@realEstateTrent Uber only beat taxi 🚕 reg capture bc of HUGE consumer popularity. What FREQUENT painful processes in RE can LLMs simplify? Frequent is 🔑. There has to be an emotional tie to disruptive products’ continued existence that motivates consumers to ADVOCATE. 2/3

I’m a bit concerned about how real estate professionals are dismissing the potential threat of artificial intelligence. Feels like the cab drivers reacting when Uber came out. Instead of denying the potential impact of AI, study how you can best take advantage of its benefits.

@balajis This is a ridiculous and useless comparison. SF 100% has its problems and its gov is a monument to ineffective governance, but it’s not like the Mayor and supervisors have autonomous discretion over that budget like an individual billionaire does over their own cash…

Political billionaires spend far more than mere tech billionaires. Consider SF. It has a $14B budget, with 11 supervisors and one mayor. That’s more than $1B in cash per person per year. And what do citizens get for that money? Fentanyl, feces, and now financial crisis.

Need a word like cottagecore but instead of describing an escapist/pastoralist fantasy, it is an aesthetic of car light, walkable communities filled with vibrant street life, community events, and cozy coffee shops. An achievable aesthetic for people to aspire to.

@moseskagan To the inevitable "but where will the workers live?!" Orgs like @PalletShelter r already experts at creating dignified, temporary, housing & could easily help migrant communities. More affordability means more supply, more labor, more density, & yes, more renter protections too.

Construction workers from MX & south used to come up during booms to work. They don’t come now, due to stricter border enforcement, cartels having taken over the Coyote biz, & better opportunities in MX. Think that’s why construction labor costs went so crazy this cycle.

As usual, this change was done at the Staff level without regard for how ADUs are impacted. This rule is an ADU killing reg. But that may be the point here. Each department operates in a silo with no Staff tasked with balancing priorities.

City of Austin Staff at @austinmobility recently banned two driveway entrances per lot. This rule change effectively eliminates many types of Primary/ADU configurations. Lots with constraints (tree, Power) will now be forced to have swerving driveways to a single entrance.
