🚨 BREAKING: Texas Just ENDED the Tyrant’s Veto 🛑 THANK YOU @Burrows4TX, @GregAbbott_TX, @SenBryanHughes and @AngeliaOrrForTX 👏 With the passage of HB 24, we’ve restored fairness to local zoning decisions and protected your right to build on your own land. Here’s what changed: 🔻 Neighbor protest threshold raised: Before, just 20% of nearby landowners could block a rezoning for missing middle housing. Now it takes 60%—a much fairer standard. 🔻 Supermajority vote repealed: Cities used to need a 75% supermajority to override neighbor protests. Now, a simple majority is all it takes—just like budgets, police contracts, and everything else. Why it matters: This outdated rule killed homes for @Habitat_org, student housing, missing middle housing. Big win for better housing outcomes and design from Texans for Housing and Texas 2036! 🎉 Senate Bill 2835, which would encourage more construction of smaller apartment and condominium communities with single staircases, just passed the Texas House, paving the way for: ✅ More cost-effective and efficient housing construction on smaller footprints ✅ Better unit layouts and designs for a wider range of family sizes and needs ✅ More natural lighting and improved ventilation ✅ Stronger safety outcomes Single-stair buildings aren’t just beautiful, they’re more affordable to build and help create the kinds of homes Texans actually want to live in. Rising home prices threaten that advantage, and to improve affordability, we need to build more of everything," said @egbd27 in #txlege testimony last week. Emily testified in support of Rep. @angelia_orr's HB 24, which reforms a 100-year-old statute that gives neighbors outsized control over nearby housing projects.

SB 710 from @SenEckhardt just passed the Senate unanimously! It lets Planning Commissions use online message boards (with safeguards) to boost transparency and communication. Now it’s headed to the House with @BucyForTexas carrying the torch. #TXLege

🚨Big news for future homeowners! Senate Bill 15, a Lt. Gov. @DanPatrick priority, passed out of The Senate Local Government Committee with unanimous bipartisan support! Why is this a big deal? Well, the average age of a homebuyer is now 54, and we absolutely cannot allow this age to go any higher! SB 15 will lower costs for those seeking to become new homeowners by increasing the supply of homes in about three dozen Texas Cities, lowering land costs, and providing incentives for builders using lots less than 4K SQFT. It is time for the #txlege to loosen the reigns on government regulation to allow the market to create available and affordable housing! Stay tuned as I bring this bill to the Senate Floor.

The avg. age of a homebuyer is now 54 years old in the country and this is approaching a crisis point—this cannot go up to 64 years old or higher! TX families need real housing affordability now! My SB 15, SB 840 (@SenBryanHughes), and SB 854 (@mayes_middleton) cut through gov’t. red tape like a hot knife through butter! SB 15, a priority bill of @LtGovTX will lower costs by increasing supply of homes in about 3 dozen Texas Cities by lowering land cost and providing incentives for builders using lots less than 4K SQFT. SB 840 will allow better utilization of commerical office building conversion to residential properties, and SB 854 allows faith-based organizations to bring on new improvements value on the tax rolls by building condos, etc... All these bills are designed to bring on more supply to meet the Housing Demands of today’s and future Texans! It’s time for #txlege to pass all three of these bills, as it will take many different solutions to solve this problem, however, let's get unneeded Government Regulations out of the way!
