alright, i caved and bought this, partly because i love a NY developer story and partly because of sam zell reportedly saying "READ IT... READ IT." was afraid this would be boring bc he was born in 1905 ... it's definitely not. it's insane.

This AM I followed up with active deals: - 29 people over 3.2 hours (6 min per follow up) - 8 convos, rest were emails - 23 remaining - 0 time wasted This seems delegateable, as I feel my time should be spent on generating new biz. Goal by 9/2026: Hire a follow-upper

The most powerful 5 minutes of your workday? The last 5 minutes before you leave the office Write down the 3–5 most important things you need to get done tomorrow Cross them off as you complete them If you finish them, that was a good day The key is to keep it to the 3–5 most important If you write too many you’ll bury yourself in busywork and ignore the work that actually matters

Adam H. Klein | Selling CRE in Florida
In my experience, if a buyer asks to meet w/ a seller to present their offer directly (on a listed property) - that deal is going nowhere ☠️

This is a first. A few months back we pitched for a listing. Call went well, then the owner ghosted us. We then see it listed with another broker. We try to get a reason out of him for why he listed it. No response. Today he reaches out. "Hey my broker doesn't have any healthcare comps to show buyers, can you send him some?" Are you crazy?!

Creativity helps in CRE. The story behind the lease and then the sale of 577 Larkfield Rd. This deal needed to be 2 transactions for it to be a viable option for all parties involved. That's nothing new in this industry. The original exclusive was to sell the property. With the volatility in the market this year, there was not much activity beyond @CoStarGroup and @CREXinc views for a vacant ±11,000 SF Retail Building without a tenant. Deborah's own resources and data as a tenant rep helped fill the space with a 15 year NNN lease that created the needed value for a quick purchase by an investor. ADDRESS: 577 Larkfield Rd, East Northport, NY ASSET TYPE: Retail Property SELLER: Yakov Melmed SELLER'S REP: Debbie Kashanian of DGNY Commercial #commercialrealestate #deal

Six months ago, I was doing CRE the same way I'd always done it. Cold calls. Manual comps. Hunting deals the hard way. Then I started experimenting with AI tools. Just messing around, really. The results were... honestly, kind of insane. I was finding off-market deals faster than I ever had. Underwriting properties in minutes instead of hours. Getting market insights that would have taken me days to research. So I started talking to other brokers and owners about it. Same conversation, over and over: "I know I should be using AI, but I don't know where to start." "I tried ChatGPT once, but it didn't really help with real estate." "I'm worried I'm falling behind, but this stuff is confusing." Everyone knew AI was important. Nobody knew how to actually use it for CRE. Meanwhile, I kept testing new tools and workflows. My deal flow 4X'd.(From 5 Listings to 20 currently) I was getting opportunities that I never would have found before. My clients started asking how I was doing brokerage, running a podcast, posting on social media, and calling them every week. The gap between what I was doing and what everyone else was doing got wider every week. That's when it hit me. This isn't just a nice-to-have anymore. This is becoming mandatory. And most people in our industry are completely lost. So Jake Heller and I decided to fix that. We're launching AI for CRE Collective - a private community where we share exactly what's working. Not BS AI slop. The actual prompts, tools, and workflows we use every day. What you get: - The exact AI systems I use to find motivated sellers - Copy-paste prompts for underwriting, market analysis, and prospecting - Live workshops where I show you my screen and walk through real examples - Access to tools we've built specifically for CRE professionals - A community of brokers, investors, and property managers who are actually getting results This is for people who are tired of working harder while others work smarter. First 100 members get founding pricing. After that, investment doubles. If you want to level up your AI game, check it out here: skool.com/ai-for-cre-col…
