However, a few critical works still remain pending in 2600 acres. As per BDA’s Nov 2025 notification, *asphalting, electrification & street-light activation* across ~2600 acres were to be completed by *March 31, 2026*. We had requested and commissioner sir instructed *day drone views (all roads, sectors, 9 blocks)* and *night views after full lighting — hoping these will be uploaded soon, since work completion achieved is what BDA claim and few site owners highlighting pending works. • Asphalting in some sector few roads still incomplete • Feeder pillars & street-light activation pending across layout Further pending works: • Water supply • Site cleaning, demarcation & numbering • Culvert cleaning • Signboard installation *Few Ground level video,pics with time stamp (site owners’ videos):* 1. BDA’s NPKL site allotment 2016,2018, even in Auctions advertisements never mentioned what infrastructure would be delivered. Only after repeated demands did BDA publish a brief note & map on its earlier website, promises captured in that document looks not fullfilled at final stage of layout. NPKL was always projected as a “Green Smart City with underground utilities,huge CA,Park and modern amenities ”—but nowhere was it stated that footpaths would with new deign as it's claimed now, if specifically not called out then its supposed to be as per regular standards. @Captain_Mani72 sir,At no point did @BDAOfficialGok inform site owners that NPKL would follow a so-called “new design footpath”, Can they share such advertisements if done? Site owners were shocked to learn that in a Smart City layout, footpaths were never planned, and this has been flagged in meetings for years. Even older Bengaluru layouts and Dr. Shivarama Karanth Layout have footpaths. In the 18-12-2025 review meeting, BDA admitted that footpaths were omitted. The omission is now justified as a “new design”, citing: • road-width reduction on 30/40 ft roads • using utility channels as footpaths • we will check footpath feasibility in 80,100 ft roads @BDAOfficialGok Is this what was promised as Smart City infrastructure? We believe @Captain_Mani72 Sir will instruct TPM & Engineering teams to correct these flaws by strictly adhering to Town Planning standards. Footpaths must be built on both sides of all 30–100 ft roads adhering to Town Planning standards. Footpaths cannot be selective or for namesake—30 & 40 ft roads form the backbone of NPKL, while wider roads are few, short, and disconnected. @BDAOfficialGok Block 3 is surrounded by large unacquired land. Most planned roads end abruptly & do not connect to MAR,Tavarekere Rd, Ramasandra Rd—only 1–2 roads touch these arteries, forcing long roundabouts. With broken connectivity, Block 3 remains isolated. @Captain_Mani72

Directional boards at the MAR rotary have started coming up, but many of the 57 planned road connections across Nadaprabhu Kempegowda Layout’s 9 blocks are still unformed or not connected to MAR. For instance, in Blocks 3, 4, 6, 8 & 9, several planned roads remain incomplete, isolating these blocks and forcing long detours. @Captain_Mani72 Sir, request your intervention to direct the NPKL EE and all block AEEs to prioritise these connectivity works before MAR inauguration, ensuring smooth access to all 9 blocks to/from MAR which enabling faster construction across the layout. In 2016, site allotment began with zero infrastructure, even though BDA’s own law clearly states that no allotment should be made without infrastructure. The same rule BDA enforces on private promoters with BDA approval — why is it not applicable to its own layouts? Land acquisition delays, infrastructure delays — and ultimately, site owners are left to suffer without basic facilities for decades, extra burden on each site owners due to bda delays in the form of matterial cost escalation which grown multiple folds comapre to 2016 rates . @Captain_Mani72 BDA’s execution speed is far behind KHB and the private sector. Instead of pursuing a losing argument before RERA, BDA would do better to focus on completing its projects and raising the standards of citizen services.
