According to the Tile Council of North America handbook, they recommend a steam shower ceiling slope of 2 inches per foot. On paper, that sounds great. In real life? That’s steep as hell. Anybody actually got one sloped like that?

What's behind the numbers? This is exactly why we want to ask that question. Folsom volume was down from last year, but it was really Folsom Ranch south of Highway 50 that didn't have as many sales on MLS.

With 2 kids and multiple road trips per year, we’re ready to upgrade my wife to a family hauler. She loves Yukons. Dream car for her. It’s time for her to have one but I don’t want to break the bank. I know these 6.2s have some issues but these things are still all over the roads. Would you be concerned with a 2022 with 65,000 miles? This is from a local dealer where she has always gotten her cars from.

I’m sure most of you are logged off but you need to look at this pool (and deck) in the Hollywood hills: The pool (and deck) are stacked on top of a massive grade beam + caisson assembly the drop from the edge of the deck is easily 75+ ft needs new framing, decking, railing

@mwmoedinger @DallasAptGP I would consider adding depth to the closet, since the hallway gets pinched anyway, reducing width of the closet, which along with stacking the W/D, would allow for a bigger pantry.

Really good! 1. Stack that w/d 2. Use extra space for kitchen pantry 3. Swing bathroom door in (unless you can't for ADA reasons 4. Move patio/balcony door closer to kitchen to allow better circulation pattern 5. No DHW or AHU shown, so assuming you're handling hot water and HVAC centrally?

@Boenau A standard SUV can make 7.5 billion passes over a highway road before it needs repair. So if I pay 0.71 in taxes per gallon, How much taxes would I pay driving 7.5 billion times over a 25 mile stretch of highway at 25 MPG? And what is the cost to replace that road? @grok
